New York, New York; December 9, 2022 – NAI Global Wireless co-Principal David Moore announced that he and co-Principal Amber Brandhagen have completed three cellular service, real estate transactions in Lebanon, PA, Highgrove, CA and Baltimore, MD that collectively generated several million dollars in total transactions.

In Lebanon, NAI Global Wireless facilitated the sale of a cellar tower easement located on the roof of an apartment building that the building owner retained during the sale of the apartment complex. Like any other real estate product type, the valuation of the cell tower easement was based on in-place rents and the seller recognized that cell-lease sales are running at all-time highs due to surging demand for cellular service in general and the growth in 5G. After a couple of years of only owning the cellular service easement and collecting rents, the easement was sold to an investor. 

In Highgrove, after an industrial property owner was approached with an unsolicited offer to buy the real estate – but not the cellular service tower, NAI Global Wireless was retained to identify a buyer of the cell service facility (which was and is leased to multiple cellular service providers) and also sell the real estate. The sale of the cell leases took 45 days while the sale of the property took an additional 15 days. 

In Baltimore, NAI Global Wireless negotiated a cellular service lease extension on behalf of a national industrial investment group that had recently acquired an industrial property which included a cell tower on the property. The new owner had two years remaining on leases with multiple cell carriers and wanted to extend those lease arrangement to establish additional long-term revenue from the asset. The lease extension took a little longer than expected because the new investor wanted to use lease terms typically associated with brick-and-mortar building lease terms, which is not how cellular service leases are typically structured. 

Wireless leases are personal property income streams. The tenant leases a small area of the property and expends all funds to entitle, build and operate the facility. The landlord’s responsibilities are limited. The majority of brick and mortar leases deal with the physical building owned by the landlord and therefore, those leases must encompass many more Landlord and tenant rights.

 

Moore and Brandhagen have been providing cellular service sales and leases since 2008 when the pair hung their real estate licenses with NAI Capital, based in Los Angeles. Toward the end of 2020 they formed their own practice group and joined NAI Global in January of 2021 under the brand NAI Global Wireless. 

They have completed transactions in 34 states with clients that include the City of Atlanta, the City of Santa Rosa, CA., Caruthers Properties, Parkstone Capital, Fulton and Floyd counties in Georgia and other public and private entities, as well as faith-based organizations. 

David Moore has a diverse and extensive background in commercial real estate beginning in 1977 when he started in real estate development and brokerage in all aspects of commercial real estate. He opened NAI Capital’s Inland Empire office in 1996. He has also worked in property and project management. For the last 14 years he has focused his business exclusively on wireless technology and cell tower locations to help property owners monetize their sites to meet the ever-expanding demands for digital connectivity. 

Amber Brandhagen achieved her license to sell and lease commercial real estate in 2014 and initially joined NAI Capital as an office leasing and investment broker until teaming up with David Moore a few years ago to run the growing wireless business.
